In 2026, the Maharashtra Government introduced a major amendment to land revenue regulations. The annual N.A. (Non-Agricultural) tax has been abolished and replaced with a One-Time Premium system.
Under the new rule, if the land falls within a Development Plan or Regional Plan, separate N.A. permission from the Collector is no longer required. The Building Permission granted by the Planning Authority will be treated as N.A. permission.
The premium will be calculated based on the Ready Reckoner Rate (ASR):
Up to 1000 sq. meters – 0.1% to 0.2%
1000 to 4000 sq. meters – 0.25%
Above 4000 sq. meters – 0.5%
This reform provides significant relief to landowners, developers, and property investors across Maharashtra.
